Town re-evaluating process for selling 24-acre empty lot

The Town of Parker announced June 1 that it has decided to pull the town-owned Pine Curve property off the market while it reevaluates the process for selling the 24-acre undeveloped lot at the east end of downtown.

The town said the decision to suspend the lot's for-sale status was made in consultation with Partnering for Parker's Progress (P3), the town's urban renewal authority.

The empty land near the PACE Center has been the subject of much controversy, as a planned sale to a developer fell through last year while some town residents tried unsuccessfully to place a measure on the ballot to rezone the land as open space.

Pine Curve was one of five project sites included in the My Mainstreet outreach, a survey platform that seeks public input on what the town should do with land it owns. At 24 acres, the Pine Curve site offered more development space than the other sites, allowing for several development possibilities.

During the My Mainstreet project, the Parker community shared their input to help determine the kind of development best suited for downtown Parker. This feedback was compiled into the Strategic Framework, a guiding document intended to guide interested developers when creating their plans for each site in downtown Parker.

Since Pine Curve was listed for sale in 2018, developers interested in purchasing the property have struggled to meet the vision that Town Council had for the site. After several inquiries, it was determined that the current development market was not in alignment with the Strategic Framework recommendations.

“Ultimately, Town Council determined that taking Pine Curve off the market was the right decision,” said Weldy Feazell, interim director for P3. “Our next steps are to reevaluate as an organization and to find the right development partner that will build within the guidelines outlined in the My Mainstreet Strategic Framework document.”

While the development process has paused for Pine Curve, there are still four other sites for sale in downtown, all of which have recently received several new development inquiries.
